Is a Home Inspection Mandatory for Sellers?

There is no regulartory requirement in BC for home sellers or home buyers to have a home inspection unless it is required to get a mortgage. However, there are a number of legal cases that demonstrate the value of having a professional home inspection, including a BC case, Salgado v. Toth.  Home Inspectors are regulated by the BC Business Practices and Consumer Protection Authority (BPCPA) and must meet the qualifications of either: The Canadian Association of Home and Property Inspectors (BC Branch); or the Applied Science Techonologists and Technicians of BC; or the National Certification Program for Home and Property Inspectors.  Licensing requirements for inspectors include completing examinations, field experience and a criminial record check.  For more information on home inspectors visit the their website at: www.bpcpa.ca
